SYSPRO, part of ITG SAL (Holding), provider of high-end smart building & home automation solutions, signed a deal with Bank Audi to design and furnish the workplace of its 9,000 sqm new office, distributed over 6 floors, in the M1 Building, downtown Beirut. Already, more than 450 Bank Audi employees moved to the new building.
Bank Audi needed a solution with maximum flexibility to cater for constant changes in office layout, yet based on standard elements that can be used throughout any transformation, a pre-finished system that does not require any post-installation finishing renders. In addition, the client required to have accessibility to the floor and ceiling, to execute any change without having to cut and patch, thus saving time, reducing cost and avoiding any disruption of employees work.
SYSPRO proposed a convenient solution for Bank Audi, which comprises an integrated system of raised flooring, partitions with various finishes (glass, gypsum and wood), doors and a fully accessible ceiling with integrated lighting.
The raised flooring includes a technical channel for access beneath the floor, for any modification of electrical wiring and cabling, preventing floor cutting and patching and saving time.
The integrated partitioning system offers flexibility not only in the variety of finishes but also in the management of space, as it can be easily modified upon changing needs and in the multiple use of doors throughout offices.
The ceiling’s great advantage is that it is fully accessible. The panels are made to open and roll on two main guides to provide full access for mechanical and electric services, and for any additional requirements. The metal panels are factory-finished and do not require any painting on site which saves both on time and maintenance.
SYSPRO provided the supply and installation of the integrated system including all required engineering services, and the liaison between the architect and the factory on all details needed to fulfill all the requirements imposed by Bank Audi. Upon the approval of the drawings, the factory released the production of each item individually in relevance to the sequence of works, enabling the delivery and installation of the material in a timely and efficient manner.
The project was completed in 5 months and the team consisted of a project manager, a site engineer, 21 labor personnel and a logistics team.
In the context of this project, SYSPRO managed through many challenges, including: Catering for design amendments while materials had been produced and delivered on site, tight timelines and coordination between various contractors and service providers.
